CJO Properties acquires residential properties in suitable Midlands locations and converts them into compliant six-bedroom houses in multiple occupation (HMOs). We focus on HMOs for their potential to generate stronger rental yields than a conventional single-household letting.
Our strategy is built around long-term ownership: improve the property, establish rental income and, where refinancing allows, recycle capital while retaining the underlying asset. The aim is to grow a portfolio that combines income today with the potential for appreciation over time.
THE BRRR STRATEGY / EXPLORE EACH STAGE
ACQUIRE WELL
We assess suitable Midlands locations, property size and layout, purchase price, achievable rent and refurbishment requirements. Planning, licensing, comparable values and downside scenarios all inform the decision to proceed.
CREATE VALUE
We convert and upgrade residential properties to an agreed HMO specification, coordinating contractors, budgets and the programme. The work includes the required fire-safety measures, certification and licensing, with the aim of creating compliant accommodation and a stronger rental asset.
ESTABLISH INCOME
We seek long-term leases with social housing accommodation providers. The rent, term and allocation of management and maintenance responsibilities are established in the signed lease, creating a clear basis for the property’s ongoing operation.
RECYCLE CAPITAL
Once the property is complete and let, we review refinancing opportunities. A successful refinance can return part of the invested capital while the property remains in the portfolio. The amount released depends on the valuation, lender criteria, interest rates and loan-to-value limits.
BUILD THE PORTFOLIO
Released capital and retained profits may support a further acquisition, subject to the needs of the existing property and any partner approvals. We assess each opportunity on its own merits, with long-term ownership and sustainable portfolio growth at the centre of the decision.

Two Nottingham projects. A closer look at the spaces, details and transformations that define our work.
Nottingham
Stem began as a run-down three-bedroom house in Nottingham. We restored and completely renovated the property, reconfiguring its internal layout to create a fully compliant six-bedroom HMO. The refurbishment gave the building a new purpose as accommodation suited to our long-term rental strategy, leased to a social housing provider for five years.

Roots was our first development: a three-bedroom house in Nottingham, stripped back to brick and completely transformed. A full renovation and loft conversion created a fully compliant six-bedroom, three-bathroom HMO, making more effective use of the property’s space and establishing an asset for long-term ownership.
THE STORY BEHIND CJO
Christian O’Neill’s property journey began with buy-to-let ownership and refinancing. It gave him a practical grounding in owning rental assets—and prompted a question: how could each acquisition create more value while supporting the next?
That question shaped CJO Properties. Christian moved into acquiring and converting residential properties for HMO use, bringing together refurbishment-led growth, rental income and the potential to recycle capital while retaining ownership.
Today, he leads each project from sourcing and commercial assessment through refurbishment, leasing and refinancing, supported by an established team of brokers, solicitors, contractors and specialist advisers.
The objective remains straightforward: identify suitable properties, improve them to a compliant standard, secure an appropriate lease and build a portfolio for the long term.
